The planned Summer Villas housing project is set to be discussed by Elk Grove’s planning commission next week, with city staff recommending rejection of the proposal. The development threatens to bring substantial change to the rural area of Sheldon, sparking fears among long-time residents regarding traffic, wildlife, and infrastructure challenges.
Farmer Matt Arnold, who relocated to Sheldon five years ago, is apprehensive about implications for agricultural land protection. The project calls for 499 single-family homes in a previously safeguarded rural parcel at Waterman and Sheldon roads, which has raised alarms among residents who fear it could lead to further encroachment into rural lands. Advocacy groups like Save Rural Elk Grove, led by Arnold and others, have mobilized to challenge this development, citing potential environmental impacts and the need for preservation of the rural character of their community.
